Alembic Cloud Forest: An Overview

Bangalore keeps building. Every year, new towers go up in Whitefield. Most of them look the same. Same glass facades, same brochure language about "luxury living," same amenities list with a pool and a gym. You visit the site office, you collect the brochure, and by the time you reach home, you have already forgotten which project was which.

Alembic Cloud Forest is different. Not because the marketing says so. Because the site itself is different.

What It Is

Alembic Cloud Forest is a residential project inside Alembic City, a 90-acre township at Kadugodi, Hope Farm Junction, on the edge of Whitefield. The project covers 15 acres of that township. It has five towers, each rising to 34 floors, with a total of 1,330 apartments. Phase 1 has three towers and 798 units. Possession is expected by December 2029.

The developer is Alembic Real Estate, part of the Alembic Group. Most people know Alembic through its pharmaceutical arm, Alembic Pharmaceuticals, a listed company with revenues above Rs 5,000 crore annually. Real estate is newer territory for them, but they are not experimenting here. Alembic City is their flagship project, and they are committed to it for the long term.

RERA registration was completed in June 2025. The approving authority is BBMP. Both of these details matter. BBMP approval means the project sits within established municipal limits, which makes civic connections like water and sewage more predictable. RERA registration means accountability. If the developer delays possession beyond the committed date, buyers are entitled to interest on their paid amounts.

The Orchard

Here is the thing that makes this project genuinely different.

The 15 acres that Cloud Forest sits on used to be a working orchard. Mature mango trees, sapota trees, avocado trees. Most developers would have cleared all of it to maximize floor space. Alembic did not. The orchard is preserved. The towers are positioned around it, not through it. The ground level is car-free. You walk between towers through trees that were planted decades ago.

This is not landscaping. Landscaping is when a developer plants fifty saplings around a clubhouse and calls it a green project. This is a functioning orchard that provides shade, produces fruit, and makes the campus feel fundamentally different from any other apartment complex in the city.

Each tower also has a rooftop solar vegetable garden. Residents can grow their own produce. The project calls itself an "Agrihood," and for once, the label is earned.

Location

The address is 229A, 5th Main Road, Maithri Layout, Kadugodi, Bengaluru 560066. That puts it right at Hope Farm Junction, where Whitefield Main Road meets the Kadugodi-Hoskote corridor.

The most important location fact is this: Kadugodi Metro Station is walkable from the project. The station is on the Purple Line, which connects Whitefield all the way to Tumkur Road through Majestic, MG Road, and Indiranagar. Anyone who has sat in Whitefield traffic on a weekday morning understands what this means. You can leave Cloud Forest, walk to the station, and reach the center of Bangalore without touching a car.

ITPL, one of the largest tech parks in the country, is 3 kilometers away. Nexus Shantiniketan Mall is 4.5 kilometers. Manipal Hospitals ITPL Branch is 4.5 kilometers. The location is functional, not just aspirational.

One more thing about location. Inside Alembic City, there is a commercial development that houses Google's Bangalore operations. Residents of Cloud Forest will live in the same campus where Google employees work. That drives rental demand in a very direct way.

The Apartments

The project offers 2 BHK, 3 BHK, 3.5 BHK, and 4 BHK configurations. Sizes range from 1,337 square feet for the smallest 2 BHK to 2,670 square feet for the combined 4 BHK unit.

Base pricing starts at Rs 2.07 crore for the 2 BHK and goes up to Rs 4.14 crore for the 4 BHK. The rate is approximately Rs 15,500/sqft. Budget an additional 8 - 12% on top of that for GST, stamp duty, registration, parking, and club membership.

The construction technology is worth understanding. Alembic is using Mivan aluminium formwork, which means walls and slabs are cast as a single monolithic unit. In conventional construction, the joint between the wall and slab is where water seeps and cracks develop over time. Mivan eliminates that joint. The structure is stronger, the finish is smoother, and the long-term maintenance problems are fewer. The same technology is used by L&T and Shapoorji on their premium projects.

Interiors use vitrified tiles in living areas, laminated wooden flooring in the master bedroom, granite kitchen platforms, Cera sanitary ware, and Grohe or equivalent fittings. Electrical wiring comes from Anchor, Havells, or Finolex. These are real specifications, not vague promises.

The Amenities

The clubhouse is 25,000 sqft. It includes a gym, swimming pool, kids' pool, yoga deck, badminton courts, squash court, tennis court, basketball court, box cricket, mini-theatre, library, amphitheatre, and a crèche. The crèche is worth noting specifically. Working couples with young children in Whitefield spend a significant part of their income and mental energy on childcare logistics. Having a day care centre inside the building changes that.

What to Watch

No project is without risk. Cloud Forest has a few things buyers should think carefully about.

The first is time. Possession is four years away. Four years of paying an EMI on a home you cannot live in, while also paying rent somewhere else, is a real financial burden. Run those numbers honestly before you commit.

The second is the developer's track record in residential management. Urban Forest, the first phase of Alembic City delivered in 2018, had complaints about sewage treatment and plumbing from residents in the years after possession. That does not mean Cloud Forest will have the same problems. But it is worth visiting Urban Forest residents and asking direct questions before you decide.

The third is price. At Rs 15,500 per sqft, Cloud Forest is 10 to 20% more expensive than comparable Whitefield projects. The premium is justified by the orchard, the metro access, and the township infrastructure. But you should only pay a premium if those things genuinely matter to you.

The Bottom Line

Alembic Cloud Forest is the most thoughtfully designed residential project currently on offer in Whitefield. It has a real concept behind it, a functional location, honest specifications, and a developer with deep financial backing. The orchard is not a gimmick. The metro access is real. The township context adds long-term value that a standalone project cannot replicate.

If you are buying to live here, and you are prepared to wait until 2029, this is a serious option. If you are buying as an investor with a long horizon, the fundamentals are sound. Just go in with clear eyes about the wait, the premium, and the questions that still need answers.
